TAPU. Document confirming ownership in Turkey

TAPU (TAPU) is the main and only document confirming the ownership of real estate acquired in Turkey. It can be land, residential or commercial real estate. The completion of a transaction for the purchase of real estate in Turkey implies the issuance of a TAPU to the buyer at the final stage.

This is the only state-issued document and is the same for both foreigners and citizens of the Republic of Turkey, respectively, the procedure for issuing a TAPU is the same for everyone. This document is registered at the cadastral office of the district in which the property is purchased, it is a guarantee and absolute right to own the property. According to Turkish law, once a certificate has been handed over, its legitimacy cannot be challenged even in the courts.

When issuing TAPU by authorized services, if one of the parties is a foreigner, the contract of sale is signed in the presence of a sworn translator.

Registration of an apartment for a foreigner, as well as for a Turkish citizen, guarantees the possibility of entering several owners into the certificate of ownership. The total number of owners in the document can be up to 10 people (the property is divided equally between them, or by agreement). In this situation, each of the owners has the right to sell their share upon obtaining the official consent of the other owners.

Types of TAPU.
The certificate of ownership in Turkey is of two types: red or blue.

  1. Red TAPU in Turkey is issued to the owner of a land plot with a property built on it.
  2. A blue document is issued for a land plot on which there are no buildings.
